Jacksonville has outlined an $8.8 billion portfolio of urban development initiatives targeting its downtown core and riverfronts, according to planning documents. The projects span stadium infrastructure, residential construction, and public greenway systems across multiple districts.

The $1.4 billion Stadium of the Future renovation of EverBank Stadium in the Sports & Entertainment District represents the largest single project, with plans calling for a fixed roof canopy and modernized concourses. Downtown's North Core is seeing the $2 billion Pearl Square development, formerly Gateway Jax, which includes residential units, a Publix grocery store, parking garage updates, and renovation of the historic Ambassador Hotel.

Riverfront projects include Riverfront Plaza on the site of the former Jacksonville Landing, designed with elevated playgrounds, event lawns, rain gardens, and pedestrian bridges. The Northbank will see the $387.6 million Four Seasons Hotel & Residences with a five-star hotel, luxury condominiums, and modernized office space. On the Southbank, the $693 million RiversEdge mixed-use project and $200 million Icon Southbank Residences both feature waterfront residential and retail components.

Public infrastructure initiatives include the Emerald Trail, a project creating 30 miles of trails and greenways connecting historic neighborhoods to downtown. The Ultimate Urban Circulator project aims to convert the Skyway into an autonomous vehicle network through the Bay Street Innovation Corridor.

This draft represents initial planning information. Comprehensive reporting is required to verify construction timelines, confirm funding sources and developer identities, obtain permit documentation, and secure official statements from project stakeholders and the Downtown Investment Authority regarding project status and feasibility.
