Construction is progressing on the Pearl Square District, a two million square foot mixed-use development in downtown Jacksonville's Northbank, according to recent observations from April 2026.
The $750 million project is being developed by Gateway Jax, a Jacksonville-based investment and development firm founded in 2022. When completed, the development will transform nine downtown blocks.
The Pearl Square District represents one of the largest mixed-use developments currently under construction in downtown Jacksonville's Northbank area.
